RIBA Stage 5: Manufacturing & Construction (Builder Led)

As construction concludes, the builder typically finalizes documentation. Our involvement at this stage is limited unless specific RIBA Stage 6 services have been separately agreed.

This includes brief development, concept design, planning application submission (if required), Building Regulations drawings and submission, and coordination with key consultants like structural engineers during the design phase. Our calculated fixed fee specifically excludes: Third-party consultant fees (e.g., structural engineers, surveyors, party wall surveyors, planning consultants), council application fees (planning/building control), the actual cost of construction (builder's fees), services during the construction phase (RIBA Stage 5, e.g., site inspections, contract administration), or extensive involvement during handover (RIBA Stage 6). These can be provided as separate services if required.

Our fixed fee (RIBA 0-4) is based on the initial scope defined and entered into the calculator. If the project scope changes significantly during the design process (e.g., adding another storey, substantially increasing the area), we will discuss any potential impact on the fixed fee transparently before proceeding with the changes.

Finding and appointing a builder is typically the client's responsibility. We provide a comprehensive technical design package (RIBA Stage 4 output) that you can use to get accurate quotes from builders. The management of the construction phase (RIBA Stage 5) is handled by the client and their chosen builder according to their contract.

Yes, we do offer services to support you during the construction and handover phases (RIBA Stages 5 & 6). These services are separate from the initial fixed fee calculated online (which covers RIBA 0-4). Common Stage 5/6 services include site inspections, responding to builder's technical queries (RFIs), contract administration, and handover assistance. These services are tailored to your needs and quoted separately, often on an hourly basis or via a bespoke proposal, once the construction scope and builder are known.

It's simple for the RIBA 0-4 fixed fee: 10% is due upfront to commence work. 80% is spread in equal monthly payments across the estimated duration of the design and planning phase (RIBA Stages 0-4, as shown in your estimate). The final 10% is due upon completion of the technical design package (end of RIBA Stage 4).
